Electrical checks between tenancies
The gap between tenants is the one time a rental property is empty. It is the right moment to check the electrics.
Tenancies leave their mark: sockets worn by heavy plugs, a light fitting changed by a tenant, an outdoor lamp knocked loose, an appliance that started tripping. Some of these are cosmetic; some affect safety. A check between tenancies finds them while the property is empty and before a new household depends on it.

The check usually covers every socket and switch for damage and heat marks, the board and its protective devices, appliances supplied with the property, lighting, and outdoor circuits. Recording what was found and fixed protects the landlord and gives the next tenant a clear starting point.
