Electrical Services in Dubai
Dubai’s housing runs from tower apartments to villas in planned communities and older standalone neighbourhoods, and the same electrical job is approached differently in each. The communities below have their own pages; for anywhere else in Dubai, say where the property is when you get in touch.

What shapes electrical work in Dubai
The property type decides more than the district
A tower apartment, a garden villa and a mall unit each have different rules about who may change what, and different routes for new cables. The guides below are organised by property type for that reason.
Buildings and communities have their own rules
Towers, gated communities and malls usually ask for notice, permits or approved working hours before electrical work starts. Checking with the management first avoids a wasted visit.
Heat and outdoor exposure
Long summers age outdoor fittings, enclosures and cables in roof spaces faster than mild climates do, which is why outdoor and ceiling-void problems recur across the city.

—Context
What decides how electrical work is done in Dubai
The first thing that decides how an electrical job is done here is not the district but who controls the installation. In a villa, the owner usually controls everything from the distribution board onwards. In an apartment tower, the owner or tenant controls the circuits inside the unit, while risers, meters, corridor lighting and life-safety systems belong to the building. In malls and office towers, the landlord often sets contractor rules, working hours and shutdown procedures.
Climate is the second common factor. Air conditioning dominates the summer load, outdoor fittings spend months in strong sun, and coastal districts add salt air. Problems that are occasional elsewhere — brittle outdoor cable sheaths, LED drivers failing in hot ceiling voids, corroded garden fittings — are routine questions here.
Worth knowing before any work
- Is the property a villa, a townhouse, an apartment or a commercial unit — and who manages it?
- Does the building or community need a permit or notice before work starts?
- Is the problem only inside the property, or are neighbours or common areas affected too?
- Are there drawings, a circuit schedule or records of earlier alterations?

—Questions
Questions about electrical work in Dubai
- Do I need permission for electrical work in a Dubai apartment?
- Usually from the building management, which may ask for a work permit, contractor details and set working hours. Work is normally limited to the circuits inside the unit; shared systems are the building’s responsibility.
- What should I check first if all the power goes off?
- Whether neighbours or the common areas have lost power too. If they have, it is probably a supply problem for the building or the utility. If only your property is off, check the main switch and the devices on your own board.
- Why do outdoor fittings seem to fail more often here?
- Long periods of strong sun and heat age plastics, seals and cable sheaths, and once a seal fails, irrigation water or coastal humidity gets in. Fittings rated for outdoor use, checked periodically, last longer.
