Checking the electrics before buying a villa
Electrics are rarely part of a viewing, yet rewiring or a board upgrade can be one of the larger costs after purchase.
A villa’s electrical installation reflects its history. Extensions, kitchen moves, extra AC units and garden lighting added over the years may have been done well or not. The board shows much of that story: how many circuits, whether RCD protection is present, whether there is space for more, and whether anything looks overheated or improvised.
Maintenance guides describe the checks that find problems while they are still small.
A pre-purchase check by an electrician gives an independent view of condition and likely work. Questions for the seller — previous electrical work, recent problems, who maintained the installation — fill in the rest.

- Not necessarily; testing shows the condition of the wiring itself.
- Will the check find every fault?
- It identifies visible and testable issues; hidden faults may still exist.
- Should I plan for EV charging?
- Asking whether the supply can support it is sensible during the check.
