Electrical work in an older villa

An older villa’s electrics carry the decisions of every previous owner. Work goes better when it starts by finding out what is really there.

Villas built some years ago have often been altered repeatedly: rooms converted, kitchens moved, outdoor lighting added, air-conditioning upgraded and extensions built. Some changes were done well and recorded; others were not. The result can be mixed cable types, junctions hidden in ceilings, circuits that no longer match their labels and a board with little capacity left.

Property guides describe how electrical work changes with the type of building it happens in.

For that reason, significant work in an older villa usually starts with an inspection and testing of the existing installation. That shows which circuits are sound, which need attention and how much capacity remains. It also prevents a new circuit being connected to something that is already struggling, and gives a baseline for planning.

01In short

The points that matter most

  • Inspect before adding

Testing shows what the existing wiring can take.

  • Expect surprises

Hidden junctions and relabelled circuits are common.

  • Capacity is limited

Older boards and supplies may need upgrading for new loads.

02Detail

What usually comes up

  • Mixed wiring

Different cable types from different eras, sometimes joined in hidden junctions.

  • Aged boards

Boards without suitable leakage protection or with no spare ways.

  • Outdated outdoor wiring

Garden cables and fittings that have suffered years of sun and irrigation.

  • Labels that no longer match

Circuits renamed or repurposed without the schedule being updated.

03Checklist

Before starting

  • Gather any paperwork

Old drawings, test results or notes from previous owners.

  • List what you want to add

So capacity can be assessed in one go.

  • Allow time for tracing

Older villas take longer to understand.

04Questions

Questions people ask

Does an older villa need rewiring?
Not necessarily. Inspection and testing show whether parts need replacing or the whole installation does.
Why do circuits not match the labels?
Previous alterations often changed what circuits supply without updating the schedule.
Can I add an EV charger to an older villa?
Possibly, after checking the supply, board capacity and condition of the installation.
Is a new board enough?
A new board improves protection, but it does not fix damaged or poor wiring on the circuits it feeds.
Should I do the inspection before buying?
An inspection before purchase or renovation gives a clearer picture of what work lies ahead.
